Unitas – building management software (zev.ba)

A project developed in cooperation with Vibika.

Unitas is software for building managers and homeowners’ associations (ZEV). Monthly invoices per flat, payments, heating, maintenance and bookkeeping are kept in one place – automatically, accurately and transparently for every owner. It runs in the browser with nothing to install, and one account can manage several buildings.

What the software does

• Monthly billing in one click – an invoice for every flat, commercial unit, garage and basement, with regular and capital maintenance and heating as separate items, a payment reference and a PDF payment slip, sent by e-mail.
• Payments and balances – every payment is allocated automatically by priority (capital works, heating, regular maintenance), so each owner’s balance is always correct.
• Heating and cooling – the costs of heat pumps, energy and servicing are shared by m² and the number of active days.
• Capital maintenance – façade, roof, lift or heat pump, as a one-off charge or in monthly instalments.
• Bookkeeping – journal entries, trial balance, customer and supplier ledgers and the purchase invoice book (KUF), with a built-in chart of accounts.
• Owner portal – owners see their invoices, payments and debt, download PDFs and send heating requests, without seeing their neighbours’ data.
• Contractor portal – service technicians receive assigned faults and requests across all the buildings they work in.

Security

Each building’s data is strictly separated, access rights are defined by role (agency, building administrator, owner, contractor), every change is recorded in an audit log, and the system runs over HTTPS with regular backups.
